This is when you talk to an architect or home designer (before) getting your project per-qualified by a knowledgeable building contractor. Most owner will tell the architect their budget, but not the contractor. When you ask the architect if he can design your project for your mentioned budget… he will usually agree to close the sale. Then when the plans are completed, you put the job up for “bidding”, and quickly find out that the prices are coming in way over your budget. This is design-bid, and not a good way to start.


This is when you start with “design-build” contractors and not just any general contractor in town. Then you design your project to fit your budget.

WHAT IS A DESIGN-BUILD CONTRACTOR? – This is a contractor or compnay that has been around long enough to understand the local building codes and requirements and can accuratly bid a large project without is set of plans. Many contractors, when you call them for a bid without plans, will give you a low-ball price and mention in order to firm it up, they need a full set of plans.

Hiring a design-build company will design your remodel or new home to fit your budget, or they will notify you that your budget is not enough money and we need to explore other options.
